About the project

DPR represented the freehold owners of 133 Houndsditch as Adjoining Owner’s Surveyor, navigating complex basement construction and tight City site constraints to protect the asset and manage risk throughout the neighbouring Dovetail Building redevelopment.

DPR were appointed as Adjoining Owner’s Surveyor on behalf of the 5 Acres Trustees, freehold owners of 133 Houndsditch, in relation to the neighbouring redevelopment of the Dovetail Building by Brockton Everlast.

Acting under the Party Wall etc. Act 1996, DPR provided strategic advice and representation to safeguard the client’s asset throughout the pre-construction and construction phases. The adjoining development presented a range of technical and logistical challenges, including deep basement works, complex structural interfaces, and constrained site conditions typical of the City of London.

DPR’s role included reviewing and negotiating Party Wall Awards, scrutinising method statements and sequencing proposals, and ensuring that appropriate safeguards were in place to mitigate risk to the adjoining property. Particular focus was given to protecting the structural integrity and operational continuity of 133 Houndsditch, as well as establishing robust monitoring regimes and clear protocols for managing potential damage.

Through proactive engagement with the building owner’s professional team, DPR helped facilitate the progression of the development while ensuring that the interests of the adjoining owner were fully protected at all stages.
