
We’re thrilled to celebrate London & Regional Properties’ vision in bringing the refurbishment and extension of 55 Baker Street to life, now unanimously approved by Westminster’s Strategic Planning Committee.
DPR was proud to provide specialist Daylight & Sunlight consultancy, helping ensure the scheme carefully considered the impact on neighbouring properties.
This latest retrofit continues the building’s remarkable legacy. Originally transformed in 2005, the 1950s former Marks & Spencer headquarters was the first major project delivered by MAKE Architects following the studio’s formation. The new proposals embrace a ‘re-use first’ approach in line with Westminster City Council’s ‘Retrofit First’ policy, combining ambitious design with responsible development.
The approved scheme will deliver around 5,000 sq m of additional office space, bringing the total to approximately 76,300 sq m, alongside a series of extensive landscaped roof gardens. Sustainability remains central, with targets including BREEAM Outstanding, NABERS 5*, WELL Platinum, LEED Platinum, and an EPC A rating.
